What Summerlin is
Summerlin is a 22,500-acre master-planned community on the western edge of Las Vegas, developed by Howard Hughes Corporation (now Howard Hughes Holdings) and named for Jean Amelia Summerlin, Howard Hughes's paternal grandmother. Summerlin Parkway, which links the area to US-95, opened in 1990, and the community has kept growing since. It's organized into villages, including Summerlin North, Summerlin South, and Summerlin West, plus Sun City Summerlin, an age-restricted section for residents 55 and up.
Parks, trails, and Downtown Summerlin
According to the community's official site, Summerlin has more than 300 parks and over 200 miles of trails spread across its villages. The commercial hub is Downtown Summerlin, a 400-acre mixed-use district that opened in 2014, with a 106-acre shopping area and more than 125 shops, bars, and restaurants.
Next to Red Rock Canyon
Summerlin borders the Red Rock Canyon National Conservation Area, nearly 200,000 acres managed by the Bureau of Land Management, about 15 miles west of Las Vegas. It has a one-way, 13-mile scenic drive with overlooks and access to hiking trails.
Housing and HOA
Almost every property in Summerlin carries an HOA, and the amount depends on the village. A townhome in a newer section doesn't come with the same bill as a home next to a private golf club. Before you make an offer, ask for the HOA account statement, exactly what it covers (parks, security, common-area upkeep), and whether a special assessment is under discussion.
