Four areas, one market name
"Southwest Las Vegas" isn't a city or an official district. It's how the real estate market refers to a group of unincorporated Clark County areas in the southwest part of the valley, which here we search by zip code: 89117, 89139, 89147, 89148, and 89178. That covers Spring Valley, Enterprise (and inside it, Mountain's Edge and Rhodes Ranch), among other communities.
Spring Valley, since 1981
The Clark County Commission established Spring Valley in May 1981, on land Pardee Homes had been developing since the 1970s, including the old Stardust International Raceway site. It now has about 215,597 residents per the 2020 census, across 35.5 square miles, roughly 2 miles west of the Strip. It's home to the Las Vegas Chinatown district along Spring Mountain Road, and to Desert Breeze Park.
Enterprise, Mountain's Edge, and Rhodes Ranch
Enterprise was established as an unincorporated town on December 17, 1996, and now has around 221,831 residents across 66 square miles, per the 2020 census. It's home to the UFC Performance Institute and the UFC APEX, the organization's headquarters venue.
Inside Enterprise sits Mountain's Edge, which Focus Property Group started building in 2004 with a plan for 14,500 homes. By the end of 2025 it had roughly 12,500 built, with parks already finished, including Exploration Peak and Mountains Edge Regional Park. Rhodes Ranch is another planned community inside Enterprise.
Getting around
The 215 Beltway runs along the southwest side of the valley and connects this area to Henderson, Summerlin, and the rest of the county.
How I can help in the southwest
I've worked the whole valley since 2010, license S.0192434.LLC with Signature Real Estate Group, and this area has a bit of everything: 1980s homes in Spring Valley and new construction in Mountain's Edge. Before you decide, we'll go over which part of the southwest actually fits what you're looking for and your budget. Reach out.
