Henderson by the numbers

Henderson is its own incorporated city inside Clark County, not a Las Vegas neighborhood. Settlement began in 1941, when the site housed workers for a World War II magnesium plant, and the city incorporated on April 16, 1953. It's now Nevada's second-largest city after Las Vegas, with a Census Bureau estimate of 353,289 residents in 2025 across 106.93 square miles.

From a magnesium plant to the Water Street District

Henderson grew up as an industrial town, and its downtown doesn't look like that history anymore. The Water Street District runs about a mile along South Water Street, and the city's redevelopment agency has put more than $60 million into it since 1995. You'll find America First Center, the Henderson Silver Knights' practice facility, there, along with The Watermark, a seven-story, 151-unit building that's the tallest on the street.

Outside downtown, Henderson splits into distinct areas. Green Valley, dating to 1971, is the most established. Anthem and Seven Hills bring newer construction and some gated golf communities. MacDonald Highlands sits up in the eastern foothills. Lake Las Vegas is built around a man-made lake. Each area carries its own mix of housing, from townhomes to acre lots, and its own HOA.

Getting around

The 215 Beltway's southern end sits in Henderson and links to Summerlin, the north valley, and a direct connector to Harry Reid International Airport. For Lake Mead, one entrance to Lake Mead National Recreation Area, run by the National Park Service, is Lake Mead Parkway, inside the city itself.

What to ask before you buy here

Almost everything in Henderson comes with an HOA, and dues swing widely between Green Valley and a golf community in MacDonald Highlands. Ask for the exact monthly amount, what it covers, and whether a special assessment is pending. If a specific school matters to you, Clark County School District runs its own zoning lookup. Don't take a listing's word for it, check it there directly.
